Andmore Partner’s design breaks down this residence into to human scale through the use of texture and minimal color palette. The white stucco form is accentuated with two juxtaposing black masses. The two extruded mass visually connects both street fronting facade, and two levels of the house, drawing the eye from one black mass to another, forming mental imagery of an interlocked massing. The exterior’s mid height site wall and low level landscaping creates an openness while maintaining privacy and intimacy in this friendly pedestrian oriented neighborhood.

Layered landscaping is employed in lieu of the traditional manicured lawn, creating an inviting entryway into the residence. A mid-height concrete wall cascades down to Corten steel planter boxes, hosting a variety of low water consumption plants. Behind the board-formed concrete wall peeks taller trees and bushes forming layers upon layers soft and hardscape with varying colors and textures. The landscape keeps the mild color palette and still addresses both climate and budget concerns.

Every room in this residence has All Weather windows on two different sides for natural ventilation. Each All Weather window or door is designed to reflect the layout and function of each room as well as nourish the relationship with its surrounding. Large All Weather picture windows offer famed vistas of the neighborhood and beyond while also providing the exterior an elegant appearance.
